Access Statement for Top Barn

Introduction

Top Barn was originally an old agricultural brick/stone barn which has recently been converted to create a two storey two bedroom property sleeping up to four people. Surrounded by grass fields, it has its own stone-walled south-facing patio. The road access is a single tracked lane.
 The access from the lane to the barn is sloping gravel, the parking area is gravelled and there is a flag stoned area that makes a patio nearest to the downstairs bedroom that has a door to the property.
Top Barn is on a quiet lane just 800m east of the hamlet of Ascott, on the side of a hill overlooking a Cotswold valley. The nearest village is Whichford (one mile) with a traditional pub and a village green.

Local attractions are Chipping Campden, Broadway and Stow on the Wold and there are Gardens at Hidcote, Kiftsgate and Sezincote. Warwick Castle is 20 miles to the North.
The property is 19 miles south of Stratford-upon-Avon; 22 miles north of Oxford and 12 miles from the market towns of Moreton-in-the-Marsh and Banbury.

Pre-Arrival

  • Top Barn is 900m east of Ascott-the postcode point of Ascott is CV36 5PP.
    We will send you a local street map if needed with your booking form

  • The nearest train station is Moreton in the Marsh(10 miles)-services from London Paddington-Oxford-Worcester. Banbury(12 miles) -services from London Marylebone-Bicester Birmingham New St. We can send you details of local taxi operators.

 

Key Collection, Welcome and Car Parking

  • Please collect the key from our house which is in between Top Barn and Ascott. Please contact us on 01608 684240 to let us know when you are coming. There is off road parking for cars in the in the gravelled area outside the property.


 

Entrance to Property

  • The Hall door is 32.5inches/830mm/wide and has a threshold height of 6 inches/150mm.

  • The yard is lit by two lights on PIR switches. If you let us know if you are coming after dark we will put the lights and heating on if needed to welcome you.

  • The property is not conventionally laid out-there are two bedrooms and a bathroom downstairs with a large kitchen living room upstairs.

Entrance hall and Passageway

 

  • These rooms are on the ground  floor level, which is tiled, there is a 2mm grouting gap in between each ceramic which are a mixture of cream and grey stone coloured tile.

  • There is underfloor heating throughout the whole of the ground floor

  • The table in the hall is 30inches/760mm high.

  • The doorway to the washing machine cupboard is 26.5inches/670mm wide.

  • The Doorway from the entrance hall to the passageway that contains the stairs is 31inches/790mm wide.

  • The stairs have a tread with of 28.5 inches/725mm. The rise height is 8.25inches/210mm.The tread depth is 9.5inches/240mm. There are 8straight treads with 3 that turn to the left at the top. There is a handrail on the left that is 36 inches/910mm high.

 

Twin Bedroom-Ground floor

 

  • The door width is 28.75inches/830mm.

  • In the twin bedroom there two single beds, the height of the beds is 670mm/26.5 inches. There is one bedside table height 23.5inches/600mm, wardrobe and chest of drawers height 37.5inches/940mm. There is natural light, down lighters and bedside lights. There is a rug of contrasting colour on the floor.

  • This room is tiled, there is a 2mm grouting gap in between each ceramic which are a mixture of cream and grey stone coloured tile.

 

 

Bathroom

 

  • The bathroom/toilet is in between the twin room and the kingsize bedroom with a door width of 28.5 inches/730mm. The bath is enamelled steel with a separate power shower enclosure. It does not have natural light and has overhead spotlights. The Toilet -with seat-16inches/410mm high. The Wash basin 32inches/810mm high. The edge of the bath is 21 inches/535mm high/. There is a removable bath mat for use when using the bath/shower.

  • The shower enclosure has a gap around the end of the glass to get in of 21 inches/535mm.The internal size of the shower is 31inches/780mm by 54inches/1370mm. There is a step up into the shower tray of 1.5inches/40mm. The shower control is inside the shower and is 47inches/1190mm high It has natural light and has overhead spotlights.

  • This room is tiled, there is a 2mm grouting gap in between each ceramic which are a mixture of cream and grey stone coloured tile.

 

 

Kingsize Bedroom

  • In the kingsize bedroom there is a kingsize bed, two bedside tables, wardrobe and chest of drawers. The height of this bed is 26.5 inches/670mm.There is natural light, down lighters and bedside lights.The door width is 28.5inches/725mm.There are two rugs of contrasting colours on the floor. The door that leads out on to the patio is 30.5inches/760mm wide and the patio is 11.5inches/290mm lower than the bedroom floor.

  • This room is tiled, there is a 2mm grouting gap in between each ceramic which are a mixture of cream and grey stone coloured tile.

 

Living room, Kitchen/Dining room

  • The Living room is situated on the first floor with entry from the stairs

  • The room has  seating with two sofas which have a seat height of 18 inches/450mm with non-feather cushions , together with a coffee table which is toughened glass and is 18 inches/450mm.

  • The heating is by wall mounted oil fired radiators

  • Lighting is natural daylight with up lighters and spotlamps.

  • .The living area is carpeted.

  • There is one  rug of contrasting colours on the floor.

  • Furniture can be moved. There is a widescreen digital television with remote control, subtitles, and a DVD player.

Kitchen/Dining room off Living room

  • The opening that leads  to the kitchen area is 667mm wide

  • The flooring is vinyl tiles of contrasting colours.

  •  The door of the oven drops down and the handle ( when the door is closed)is 29inches740mm above the floor. The lowest shelf in the oven is 11.5 inches/290mm. The hob is 36inchess/915mm above the floor.

  • The Worktop and sink are 910mm/36ins above the floor.

  • There is a Fridge/freezer, highest shelf in fridge is 59inches/1500mm, the lowest shelf in the fridge is 35 inches/890mm.

  • There is a freezer below, the height of the highest shelf is 27 inches/685mm, the lowest shelf is 4 inches/100mm.

  • There is a pine dining table which is 30.5 inches/770mm high with wooden chairs 17.5 inches/445mm high.

  • The floor to "under table height"(the amount of knee-lower leg room) is 620mm/24.5 inches.

  • There is free space around the table.

  • There are four Chairs (all moveable) – they have no arms.

  • Lighting is natural daylight with up lighters, down lighters and spotlamps.

 

Additional Information

  • Trained assistance dogs are welcome at no extra charge.

  • All areas in the cottage have good colour contrast between the floor, doors and walls. Generally, doors are light pine wood in colour and walls are light in colour.

  • The mobile phone reception can be poor but Orange is the best coverage The nearest General Hospital with an A&E unit and walk in NHS is 12 miles away in Banbury and the nearest Doctor’s surgery is 4 miles away. Further information is in the welcome folder.
